Kit homes are more affordable when compared to transportable homes and it’s more available in the market. The materials of kit homes are prefabricated; thus, it will require fewer workers to assemble them. This means a lesser labour cost for you.
Transportable homes, on the other hand, will include the fees from concept up to the turnover of the house. The setback is its limited design, customisation, and availability in the market. You might find it hard to apply some of your personal touches in it since its designs are limited.
2. Construction and assembly time
We’ve already mentioned that both types of homes utilise an off-site production, however, they differ with the materials and process of assembly.
With a kit home design, the materials are prefabricated and engineered perfectly to fit together. This way, the materials can be delivered and assembled in your presence, with less hassle and fewer workers. So its construction and assembly time can be quick and swift all throughout.
The construction and assembly time of a transportable home can also be fast. Why? Because it’s delivered to your site in modules that are ready to be installed on top of the foundations. Then you’re ready to move into your home in an instant.
However, both types of home’s construction timeline can vary depending on your design and requirements.
3. Design flexibility
As we’ve said, transportable homes are delivered in modules, so technically, this will come to your property in a fixed form. So, if ever the actual outcome of the design doesn’t satisfy you, altering it may take time and cost you another expense.
Kit homes, as mentioned above are widely available in the market. So, you have many designs to choose from. Its materials are engineered accurately, thus, this makes it easier to modify according to your own ideas.
4. Getting a loan
Getting a loan from the bank for a transportable home or a kit home can be time-consuming.
For a kit home, an owner-builder construction loan is what you can get, especially if you want to be an owner-builder for your project. This can still vary depending on the bank you’re dealing with.
While for a transportable home, getting a financial loan is challenging, you need to make sure that you get everything prepared and the support of an expert builder.
5. Getting permits and insurance
Whether you’re choosing a kit home or a transportable home, keep in mind that both types of homes require building permits and standard planning. As we’ve said, if you’ll buy your kit home and build it yourself, you’ll need an Owner-builder permit.
Being the owner-builder can help in reducing the cost of your overall project, but it comes with additional responsibilities. You need to make sure that the tradespeople working with you are licensed and insured. You also need to secure insurance for yourself like contract workers insurance, public liability, and workers compensation insurance.
